Today's blog comes to you from a house at Mount Juliet on Old Hickory Lake! This home on Vanderbilt Road has actually closed already, so it's only a matter of time before its new owners start enjoying themselves out here.

In previous videos, we showed you the home selling process one step at a time - from first sight to decluttering, staging to marketing. After working our magic, the home sold in less than a few weeks and for nearly full asking price.

We've recently received our professional photos for 327 Walnut Street in Springfield, and they look spectacular. It was a completely empty 1940s bungalow until we took a bunch of furniture over there and let our stager work her magic. You can take a virtual tour of the home here to see what we do best.

Staging your home can be the difference between receiving multiple offers and having your home sit on the market for months. To make sure it's done effectively, there are 3 general rules you should be aware of:
  1. Neutralize: Get rid of or relocate furniture with loud colors and paint your walls a neutral color. This will help make your home attractive to the largest pool of buyers.
  2. Declutter: Make sure all the surfaces in the house are clear and the bookshelves are organized. Having a lot of stuff laying around is a good way to turn off potential buyers.
  3. Depersonalize: It's best to put family pictures and memorabilia away before showing your home. You want people to be able to picture themselves living in your home - having pictures of your family will make that difficult.
We highly recommend letting a professional stager prepare your home for the market. They have the experience to know what's best for each particular home they work with.

Save Space in Your Home with these Furnishing Tips

I wanted to share a few tips with you today about how to save space in your home. Whether you're selling your home this spring or preparing to buy one, these tips should be helpful in making your interior attractive to buyers and also comfortable to your own tastes.

Being creative is the key. Find out what spaces are going unused in your home and find a way to utilize them.
  • Showcasing glassware on open shelving can create a comfortable yet professional restaurant feel in your home if you're looking to impress or acquaint someone with your home.
  • Turn your nooks into usable spaces by inserting desks or furniture in them.
  • Instead of leaving alcoves empty, furnish them to create a spot for guests to stay.
Wall-Mounted Shelving

Putting shelving on walls is a good way to make use of space and works best in small or narrow rooms, but can also compliment any room in a home. Free-standing bookshelves or cabinetry can be visually impacting and can make the room feel much smaller than it actually is.

So if you want the room to appear light and welcoming, you should think about installing a wall mount. It will not distract a buyer with its bulkiness like a bookshelf would, but it will get noticed and probably be viewed as a nice feature.

Hopefully these few little home design tips have been helpful or spurred some other creative ideas. There are endless ways to make your home appear warmer and more inviting, you just have to assess the layout of your property and decide what can be done reasonably.

Here are the top ten best renovated kitchens from HGTV’s House Hunters: Renovation:

10.    Sometimes all an outdated kitchen needs is a little paint and a lot of creativity! These homeowners updated their kitchen with two tones of grey and a yellow wall to brighten things up!

9.    This house may have had renovation written all over it, but the kitchen was next to perfect! After a few minor changes, the kitchen was perfect!

8.    This kitchen featured tile countertops which led the owners to scrap the countertops and the walls! They then added custom cabinets and countertops and threw a party to commemorate them.

7.    1 ugly kitchen + 2 homeowners ready for a change – 1 one wall = 1 cool kitchen!

6.    This kitchen wasn’t a nightmare, but the owner couldn’t live with its outdated styling. After some renovation magic, they created an open, airy and awesome kitchen!

5.    When a kitchen feels cramped and outdated, there is only one solution: demolition! Six weeks 
later, the kitchen is styling!

4.    A completely wallpapered kitchen (even the went hood featured wallpaper) was not what these homeowners had in mind! However, a vision and $500,000 made for a much improved kitchen!

3.    This snow white kitchen wasn’t winning any style points with the homeowners, but mix in some greys, browns and stainless steel and you get a perfect 10!

2.    Get these tile counters out of our sight! Add some stainless steel appliances and much needed light and the kitchen instantly feels brighter and newer!

1.    The best renovation is... This specious galley kitchen was in the middle of a larger room and was just plain weird. Good thing the owner is also a contractor! They blew the whole thing open and created a blend of modern and beach styles, which is perfect for parties!
